Landlord Safety Checks

Staying on top of the gas safety in a property you are renting out may seem like extra hassle, but as a landlord you have a number of responsibilities to take into consideration. Cutting corners on gas safety in your properties can have serious impacts, so it pays to understand what your obligations are and how we can support.

Gas Safety Checks

To ensure your tenants’ safety, all gas appliances and flues need to undergo an annual gas safety check – and always by a Gas Safe registered engineer. Once this has been done, you’ll be given a Landlord Gas Safety Record or Gas Safety certificate with details of all the checks that were carried out. It can also be referred to as a CP12 Certificate.

Gas Safety Record & Maintenance

Following the annual Gas Safety Check and receipt of your Landlord Gas Safety Record, you’ll need to provide a record of this check to your tenants. By law, a copy of your Landlord Gas Safety Record should be given to your current tenants within 28 days of the Gas Safety Check – and for new tenants, you’ll need to provide this at the start of their tenancy.

You will need to make sure that all gas pipework, appliances, chimneys and flues are kept in safe condition. Check the gas appliances’ manufacturer guidelines to find out how often a service is recommended.

Staffordshire Gas & Heating are happy to future diaries all property Gas Safety Checks and send reminders prior, making sure that expiry dates are never surpassed, allowing for us to take complete ownership.

Installation pipework isn’t covered by the annual Gas Safety Check, but both Gas Safe and the HSE strongly recommend. There are no formal requirements for you to keep maintenance records, but you’ll need to be able to show that you have regularly maintained the pipework, appliances and flues and completed required repairs. To ensure complete thoroughness Staffordshire Gas & Heating include the following as a standard practice without additional charge.

Home Mover Safety Checks

We know moving home can be a stressful time with lots to consider, but safety should be top of the list making sure you don’t put yourself, or your family in danger. Heating issues may not be your only problem if your new home’s gas appliances are faulty.

Staffordshire Gas & Heating can legally undertake gas work at a property, whether it’s on appliances, flues or pipework. This means your homebuyer or structural surveys might not confirm if the gas appliances in your new property are working as they should by default, and you’ll need to check.

Unsafe appliances can cause carbon monoxide poisoning, gas leaks, fires and explosions, which is why we would always advise that you get them checked before you move in.

What action should you take?

You will want to obtain a gas safety record sometimes known as a Gas Safety Certificate when buying a house. Here’s what you’ll need to do:

Ask the current owners for a gas safety record or certificate for “all” appliances in the property. If they can’t provide a record, or it’s been over 12 months since the last check, get in touch with us to carry out a Gas Safety Check before you move in.
